Why the record matters
When a complaint arrives, the question is not only what happened. It is what can be shown.
A general repair history rarely answers every question. A useful property record connects the condition seen on a particular date with notice, access, action, completion and the evidence retained afterwards.
Structured records can support an evidence-led review. They do not replace legal advice, professional duties or independent expert evidence where those are required.
The evidence-led property questions
An anonymised housing-conditions scenario
When was the issue first reported?
What did the inspection record at the time?
Were access attempts and appointments documented?
Which works were instructed and completed?
Do the images show an active defect or historic staining?
Were the relevant certificates and tenancy records current?
Protecting the asset
Deferred maintenance is not a saving.
August 2026 analysis by property-management specialist Rushbrook modelled that allowing a rental property to fall into poor condition could reduce its eventual market value by an estimated 10% to 15%. The West Midlands upper estimate was £28,696.
These are modelled estimates rather than guaranteed valuation outcomes. The practical message is that early inspection, documented action and planned maintenance can protect far more than the immediate repair budget.

Three Sixty records what was there and what was seen.
The working inventory platform structures each inspection around the property, its rooms, photographic evidence, compliance observations and maintenance issues—creating a clear point-in-time record.

LetCompliant records what happened next.
The working portfolio platform brings certificates, tenancy history, renewal dates, actions and system activity together at property level, so follow-up does not disappear into separate inboxes and spreadsheets.
