Current Funding Routes to Check Separately

A Retrofit Assessment can form part of the wider PAS 2035 process where applicable, but funding eligibility is a separate decision. If funding is your main objective, check the official scheme route before commissioning a private assessment:

Warm Homes: Local Grant

Council confirmed

For eligible privately owned EPC D-G homes in England. Household income, benefits, postcode routes and local funding can affect eligibility; the participating council confirms the approved measures.

ECO4

Runs to 31 Dec 2026

An energy-supplier obligation for qualifying households and lower-efficiency homes. Suppliers and delivery partners determine eligibility and funded measures.

Boiler Upgrade Scheme

£7,500 standard heat-pump grant

Installer-led support for eligible heat-pump installations. Qualifying off-gas oil/LPG properties can receive an additional £1,500 until 31 March 2027.

What the Assessment Fee Covers

The value of a private Retrofit Assessment is the structured whole-dwelling information it gathers for informed retrofit planning — not a promise of grant funding or a guaranteed energy saving.

Retrofit Assessment Cost FAQs

How much does a retrofit assessment cost?⌄

A private PAS 2035 Retrofit Assessment costs £165 for 1-2 bed properties, £200 for 3-bed properties, and £250 for 4+ bed properties. It gathers the whole-dwelling information required for the assessment stage; retrofit coordination, design and scheme eligibility are separate.

Can I get a retrofit assessment through a funded scheme?⌄

A funded retrofit programme may arrange the assessments it needs as part of its own delivery process. If your goal is grant-funded work, check the relevant council, supplier or scheme route before paying for a private assessment because a privately commissioned Skyline assessment is not normally a prerequisite to applying.

Is a retrofit assessment worth the cost?⌄

The £165-£250 assessment gathers the whole-dwelling information used in the wider PAS 2035 process where applicable. Current schemes include ECO4 (until 31 December 2026) and Warm Homes; GBIS ended on 31 March 2026. Eligibility is assessed by the scheme, not by Skyline, and cannot be guaranteed.

What's the difference between an EPC and a retrofit assessment?⌄

An EPC (£60-£90) is a basic energy rating certificate required by law. A retrofit assessment (£165-£250) is more detailed — it gathers whole-dwelling information and forms part of the wider PAS 2035 process where applicable. Funded schemes have their own eligibility, assessed by the scheme.

How long does a retrofit assessment take?⌄

On-site time depends on the dwelling size, construction and access. We confirm the expected visit and assessment-output timescale with the booking rather than promising a universal turnaround.
