What is an EPC?
An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient). It's a legal requirement whenever a property is built, sold, or rented in England and Wales.
Why EPCs Matter More Than Ever
With the government's push toward Net Zero 2050, EPCs are no longer just a box-ticking exercise. From 2025, all newly rented properties must have an EPC rating of C or above. Existing tenancies will follow by 2028.
The Cost of Non-Compliance
Failing to have a valid EPC when marketing a property can result in fines of up to £5,000. For residential landlords, the MEES (Minimum Energy Efficiency Standards) regulations mean you cannot legally let a property with an EPC below an E rating — unless you qualify for a specific exemption.
What Does an EPC Assessment Involve?
A government-registered Domestic Energy Assessor (DEA) will visit your property for approximately 45-60 minutes. They inspect:
- Building fabric: walls, roof, floors, and glazing
- Heating systems: boiler type, controls, and hot water cylinder
- Insulation levels: loft, cavity wall, and solid wall insulation
- Lighting: percentage of low-energy light fittings
- Renewables: solar panels, heat pumps, or other green technology
How to Improve Your EPC Rating
- Loft insulation (270mm minimum) — typically the most cost-effective improvement
- Cavity wall insulation — can raise a property by one or two bands
- Upgrade your boiler — a modern condensing boiler with smart controls makes a significant difference
- Double or triple glazing — essential for older properties
- LED lighting throughout — a quick and inexpensive win
- Solar PV panels — increasingly attractive with rising energy prices
