The Landlord's Guide to Mid-Term Inspections
Regular property inspections protect your investment, catch issues early, and maintain positive tenant relationships. Here's when, why, and how to conduct them properly.
Why Mid-Term Inspections Matter
A tenancy agreement is a legal contract, but it's also a relationship. Regular, documented inspections during the tenancy are your best tool for:
- Catching maintenance issues before they escalate — a small leak spotted early costs far less than a ceiling replacement
- Documenting condition — essential evidence for any future deposit dispute
- Maintaining tenant communication — a scheduled visit shows you care about the property and their living conditions
- Compliance checking — ensuring the property meets your obligations under the Homes (Fitness for Human Habitation) Act 2018
How Often Should You Inspect?
Most letting agents and landlord associations recommend:
- First inspection: 3 months into the tenancy
- Ongoing: Every 6 months thereafter
- More frequently: For HMOs, student lets, or properties with known maintenance risks
What We Check
Our independent inspectors carry out a thorough walkthrough covering:
- All accessible rooms — structural condition, damp/mould checks, ventilation
- Fixtures and fittings — condition against the original inventory baseline
- Plumbing and electrics — visible pipework, sockets, switches, smoke/CO alarms
- Gardens and externals — if included in the tenancy
- Tenant living standards — general housekeeping, unauthorised alterations or pets
After each inspection, you receive a comprehensive digital report with timestamped photographs, maintenance flags, and a summary of any actions required.
Tenant Rights During Inspections
Remember: you must give at least 24 hours' written notice (unless it's an emergency). The tenant has the right to quiet enjoyment of the property — inspections shouldn't be intrusive or excessively frequent.
