Frequently Asked Questions
What is the main difference between RICS Level 1 and Level 2 surveys?⌄
Level 1 provides a concise overview of the condition of a conventional property. Level 2 gives more detailed observations and advice on visible defects. The RICS-qualified surveyor determines the professional scope of the inspection and report.
Which survey should I choose?⌄
Level 1 may suit a conventional property that appears to be in reasonable condition where a concise overview is enough. Level 2 is intended where you want more detailed condition information and advice. Property age, alterations, construction and apparent condition should all be considered.
Is the Level 2 survey worth the extra cost?⌄
That depends on the property and how much condition detail you need. Level 2 provides a more detailed report than Level 1, but Skyline does not promise a particular negotiation saving or financial return from choosing either level.
Do I need a Level 3 Building Survey instead?⌄
Older, extensively altered, unusual or visibly defective properties may warrant a Level 3 Building Survey. Skyline's current published packages are Level 1 and Level 2, so ask us whether those are appropriate or whether you should source a Level 3 service elsewhere.
Can I change survey level before the appointment?⌄
Contact us as early as possible if you think the selected level is no longer appropriate. We will confirm the options with the surveying professional and any price or scheduling change before proceeding.
