What Affects the Cost of a RICS Survey?

Survey Level

Level 1 is the concise option from £250; Level 2 is more detailed and starts from £395.

Property Size

Larger properties can take longer to inspect and report on, so the final quote may reflect size and layout.

Older or significantly altered properties may need a more detailed survey level than a straightforward conventional home.

Property Type

Unusual construction, complex layouts or restricted access can affect the appropriate survey level and quotation.

RICS Survey Cost FAQs

How much does a RICS survey cost in 2026?⌄

Skyline currently arranges Level 1 Condition Report services from £250 and Level 2 Home Survey services from £395. The final price can depend on property size, type, age and complexity.

Which RICS survey do I need?⌄

Level 1 is generally aimed at conventional properties that appear to be in reasonable condition and where a concise condition overview is sufficient. Level 2 provides more detailed condition information and advice. For older, altered or unusual properties, ask whether Level 2 is appropriate or whether you should source a Level 3 Building Survey.

Is a RICS survey worth the cost?⌄

A home survey can give a buyer independent information about visible condition and defects before committing to a purchase. The value of that information depends on the property and transaction, so we avoid promising a particular financial saving or negotiation outcome.

Does the RICS survey cost include a property valuation?⌄

The published Skyline Level 1 and Level 2 prices are for the survey service described. A market valuation or reinstatement figure should only be assumed if it is explicitly included and agreed by the RICS-qualified surveyor for your booking.

Can I get a discount on my RICS survey?⌄

We offer bundle discounts if you combine your survey with an EPC or other service. We also offer discounts for multiple properties (e.g. for portfolio buyers). Contact us for a tailored quote.
